
Bengaluru Office Leasing Falls 23% But the Bigger Story Is Market Resilience
The numbers may be down, but Bengaluru’s commercial real estate growth story is far from over.
At first glance, a 23% year-on-year decline in Bengaluru’s office leasing during the first half of 2026 may appear to signal a slowdown in the city’s commercial real estate market. However, a closer look at the underlying data reveals a much stronger investment narrative.
According to ETRealty’s coverage of the Knight Frank India H1 2026 Office Market Report, Bengaluru recorded 14.1 million sq. ft. of office leasing in H1 2026. While this represents a decline compared to the previous year, the comparison comes against an exceptionally high H1 2025, which included 8.3 million sq. ft. of pre-commitment transactions. Excluding this one-off effect, H1 2026 would have been Bengaluru’s strongest half-year office leasing performance on record.
The city’s fundamentals continue to remain robust. Global Capability Centres (GCCs) accounted for nearly 60% of office leasing activity, reaffirming Bengaluru’s position as India’s preferred destination for multinational corporations. At the same time, office completions witnessed significant growth as several delayed Grade A commercial projects were delivered, reflecting continued confidence from developers and institutional investors.

For long-term investors, the real signal lies beyond the headline. Commercial real estate performance is influenced by business expansion, talent availability, infrastructure development, and sustained corporate demand—not by a single year-on-year comparison. Bengaluru continues to lead India in office leasing activity while strengthening its position as a global business and innovation hub.
Short-term fluctuations are a natural part of any mature market. What distinguishes resilient markets is their ability to sustain demand, attract global occupiers, and continue expanding high-quality commercial infrastructure.
